Watersmeet has become a firm favourite with our customers who are looking for excellent accommodation on the banks of a private carp lake. This really is a peaceful, secure location … and the fishing isn’t bad either!

"34 carp to 32lb 11oz. Only fished 3 full days, other days a few hours a day or in the evenings... still managed a reasonable catch. Fish feed better in overcast weather. Accommodation & location beautiful. Everywhere very comfortable and everything needed was at hand. Ideal location for fishing for the men & relaxation for the women."

Watersmeet is a beautiful mature venue consisting of two lakes - one specialist carp lake and one smaller coarse lake. It is superb for a family, or a small group of up to 4 anglers, who are seeking quality fishing in tranquil surroundings with the added bonus of excellent lakeside accommodation in the form of a lovely renovated cottage which sleeps up to 6. Watersmeet is situated in NW France, in the Mayenne region, amongst lovely countryside near the village of Larchamp. Approximate driving time from the port of Caen is 1½ hours.

The carp lake is 2.5 acres with an average depth of 1.5m and a deepest point of 4m. It’s a drainable, spring fed lake with a clay/silt base with a small island at the top end (nearest the house), lily pads and overhanging branches which are present on the near and far side margins.

The coarse lake is one acre in size with an average depth of 1m. Again it is a drainable spring fed lake with a silty substrata and overhanging branches. This lake is heavily stocked with small carp of 2 to 3lb (including a few 20lb+ surprises!), roach and rudd.
The lake was first stocked in February 2004 with just under a ton of carp averaging 25lb, koi to 20lb, Wels catfish to 50lb and grass carp to 25lb. A further stocking took place in December 2005 of 6 x 30lb+ commons & then the most recent stocking took place in December 2008 when over ½ of a ton of carp were stocked with an average weight of 28lb.
In total there were;
- 7 x 30lb+.... biggest 35.5
- 14 over 27lb
All the fish were the fast growing Royal Strain (the same as the previous stock).

This recent stocking now makes the average fish in the 20’s... but 30’s are not going to be at all uncommon.
The house sleeps 6 and is sited just 30 metres from the lake. It has recently been fully renovated and offers oil fired central heating, bathroom, kitchen, new double glazing and all new furniture. The ground floor has a kitchen which overlooks both lakes and is well equipped with a large fridge/freezer, gas hob, electric oven/grill, stainless steel sink, pots and pans.
The spacious lounge accommodates a new TV unit with a digital sky TV box, stereo/CD player, log fireplace, dining table for 6, couch and two armchairs. The lounge overlooks the main lake and double doors open up to the terrace and BBQ area. A wet gear area, toilet and bait freezer are also present downstairs.

The first floor has 3 bedrooms – Bedroom 1 with a double bed overlooking the main lake, Bedroom 2 with two single beds, Bedroom 3 with two single beds overlooking the coarse lake. PLEASE NOTE; Access to bedroom 1 is through bedroom 2 – see accommodation photos. Guests are invited to bring their own bed linen and towels, although duvets and pillows are provided. The bathroom is fitted with a bath/shower and wash basin and there is a separate upstairs toilet.
Just 5m from the lake the owners have built a superb sheltered BBQ for guests use - this makes for a great social atmosphere on warm evenings. Two picnic tables are also sited by the lakeside.
Local facilities are within easy reach at the village which is 2 miles away. There's a baker, mini-market, bar/tobacconist and a restaurant. The nearest big supermarket is 10 miles away in the town of Ernée.
